Alliance’s land acquisition and phased Broadstone pipeline underscore ongoing institutional appetite for mid-scale multifamily development in the Charlotte metro.

Alliance Residential Co. is preparing to start construction on its next Charlotte-area multifamily project, Broadstone Enderly Park, before the end of the year. The planned 336-unit apartment community will rise at 1306 Berryhill Road and will mark Alliance’s 10th apartment development in the Charlotte metro area.

According to reporting from the Charlotte Business Journal, Alliance purchased the 3.39-acre development site from Beacon Partners and Browder Brown for $13.5 million. The transaction provides the company with another infill location in the metro for its Broadstone-branded portfolio.

Plans for Broadstone Enderly Park call for apartments that average 800 square feet in size. Residents will have access to a package of lifestyle amenities that includes a swimming pool, multiple outdoor kitchens with grilling areas, open green space, a package room, a dog park and a pet-washing station.

The community’s clubhouse is designed to concentrate shared indoor spaces and resident services. Programmed uses include the leasing office, a fitness center, club and game rooms, and co-working offices intended to support work-from-home needs.

Cline Design Associates has been selected as the architect for Broadstone Enderly Park. The project is expected to start delivering units sometime in 2028, with phased completions anticipated after construction begins later this year.

The new development extends a recent run of Charlotte deliveries for Alliance. The company most recently opened Broadstone West End, a five-story, 332-unit apartment community at 2220 Wilkinson Blvd., which began operation in the summer of 2025. Earlier that year, in April 2025, Alliance delivered Matheson Mill by Broadstone, a 302-unit community at 120 Matheson Ave. near NoDa.

With Broadstone Enderly Park advancing toward a construction start, Alliance continues to expand its Charlotte footprint with a series of similarly scaled multifamily assets that add new rental options across the metro.
