The launch of Broadstone Gosling Oaks signals ongoing developer conviction in Class A rentals integrated into mixed-use settings near The Woodlands, even without disclosed project financing details.

Construction has begun on Broadstone Gosling Oaks, a 388-unit Class A apartment community within the Gosling Oaks mixed-use development in Spring, near The Woodlands. Alliance Residential is developing the multifamily project on a 14.64-acre site at the southeast corner of Gosling Road and West Rayford Road, marking one of the first large-scale residential starts in the emerging master-planned community. The first residences at Broadstone Gosling Oaks are expected to be ready for initial occupancy in December 2026.

The apartment project is part of a broader 50-plus-acre vision for Gosling Oaks, which is being advanced by Newman Commercial Real Estate. Alliance Residential acquired the dedicated multifamily parcel from Newman earlier this year and is moving forward with the community as an independent development. The start of construction establishes the initial residential phase of Newman’s larger plan at what is described as the southern gateway to The Woodlands.

Broadstone Gosling Oaks will sit next to a planned commercial core at Gosling Oaks, where Newman is preparing more than 100,000 square feet of future retail, restaurant and office space. Plans call for a five-building commercial cluster and additional pad sites, positioning the apartments within walking distance of future neighborhood services and employment options once the nonresidential components are delivered. This adjacency is expected to integrate the apartments directly into the daily traffic and customer base generated by the larger mixed-use project.

The alignment of a Class A rental community with a significant pipeline of planned commercial space reinforces Gosling Oaks as a mixed-use destination in Spring. With Alliance Residential controlling and developing the multifamily parcel and Newman continuing to lead the commercial build-out, the project brings together specialized roles across residential and commercial segments of the development. As construction progresses, the combined residential and commercial components are set to shape the character and intensity of use at this key intersection near The Woodlands.
