**Albany Road Acquires 59K-SF Scottsdale Medical Office Property for $13.3M**

Albany Road Real Estate Partners has acquired Paradiso, a 59,400-square-foot medical office property located at 11000 N. Scottsdale Road, for $13.3 million. The seller in the transaction was Mark IV Capital Properties.

Paradiso features a large central courtyard adorned with decorative fountains and seating areas, private entrances and balconies, covered breezeways, patios accessible from several ground floor suites, and full-length storefront windows, offering a premium environment for tenants and visitors alike.

According to marketing materials from Cushman & Wakefield, the property is currently 86% leased to a high-quality roster of medical tenants. The average suite size is approximately 2,100 square feet, making it ideal for a wide range of medical practices.

The brokerage team from Cushman & Wakefield—comprising Eric Wichterman, Alexandra Loye, Chris Toci, and Mike Coover—represented Mark IV Capital Properties in the sale.
