Synthesia, an AI video platform focused on business users, has executed a major headquarters expansion in New York City. The company signed a 50,000-square-foot lease at 675 Avenue of the Americas, a property owned by GFP Real Estate, to serve as its new U.S. headquarters. The move significantly increases the firm’s office footprint in the city and marks a relocation from its prior address at 245 Fifth Avenue.
Prior to this lease, Synthesia occupied approximately 13,000 square feet at 245 Fifth Avenue. The new commitment at 675 Avenue of the Americas represents nearly a fourfold expansion of its New York City space, underscoring the company’s decision to scale up its physical presence in the market. The relocation consolidates its U.S. headquarters functions into a larger, single location.
Lee & Associates NYC represented Synthesia in the transaction. The tenant representation team comprised Dennis Someck and Justin Myers, who advised the company on its site selection and lease negotiations. On the ownership side, landlord GFP Real Estate was represented in-house by Jeffrey Gural and Alphie Toro. They worked alongside an agency team from Newmark, with Anthony Sciacca and Scott Gutnick representing the landlord in the deal.
The lease is framed by Synthesia as part of a broader U.S. growth strategy. According to details provided in the announcement, the company employs more than 250 people across the United States. Of that total, approximately 140 employees are currently based in New York, and the company plans to add additional U.S. roles by the end of 2026. The expanded headquarters space at 675 Avenue of the Americas is intended to accommodate this hiring trajectory and the firm’s operational needs.
In a blog posting, Laura Gonzalez, Synthesia’s chief of staff, highlighted New York’s role in the company’s plans. She described New York as a fast-growing AI hub and emphasized that the city is attracting the talent and innovation energy the company views as necessary to scale. The headquarters move and space expansion align with that positioning, as Synthesia deepens its commitment to New York City while pursuing further growth in the U.S. market.
