Mercor, an artificial intelligence company, has signed a lease for 25,550 square feet at One World Trade Center, further filling one of New York City’s most prominent office towers. The Durst Organization and The Port Authority of New York and New Jersey announced that the new lease is located on the building’s 77th floor. The term of the agreement was not disclosed.
With Mercor’s commitment, One World Trade Center is now 97% leased, highlighting the strong tenant roster at the 3.1-million-square-foot office property. The deal also adds another AI-focused tenant to the tower’s growing base of technology and innovation-oriented companies.
Jody Durst, president of The Durst Organization, described the building as a home for progressive businesses seeking a high-caliber workplace in New York City. He noted that One World Trade Center was developed with forward-looking, cutting-edge tenants in mind and said the team looks forward to welcoming Mercor to the property.
Leasing representation for the transaction involved both in-house and third-party brokerage teams on the ownership side. The Durst Organization was represented internally by Eric Engelhardt, Karen Rose, and Sayo Kamara. In addition, Newmark provided agency leasing representation through a team that included David Falk, Peter Shimkin, Hal Stein, Nathan Kropp, and Paige Raisides.
Mercor was represented by CBRE, with Harry Singer acting on behalf of the tenant in the negotiations. Financial terms of the lease, including rental rate and specific lease duration, were not made public.
The announcement underscores the continued leasing activity at One World Trade Center as the tower adds AI and technology companies to its tenant mix. While detailed economics of the transaction were not disclosed, the high occupancy level reflects the building’s position within the New York City office market.
