Aggregate Real Estate Investors has purchased an 11-property commercial portfolio in Northern Virginia, paying $58 million to acquire the assets from Clarke-Hook Corporation. The transaction adds a sizable collection of industrial and retail buildings to Aggregate Real Estate Investors’ holdings in the region, reinforcing the firm’s presence in one of the Washington, D.C. area’s key suburban markets.
The portfolio is organized across four separate business communities located in Fairfax and Loudoun counties in Northern Virginia. Together, the properties encompass nearly 320,000 square feet of space and are positioned to serve a diverse mix of local and regional businesses. At the time of sale, the portfolio was reported to be 94 percent leased, underscoring its status as a largely stabilized income-producing investment.
The tenant roster across the 11 properties is broad, spanning retailers, restaurants, and service providers, as well as manufacturing, industrial and distribution users, and automotive-related groups. This range of occupiers highlights the mixed industrial and retail profile of the portfolio and suggests a variety of uses and space configurations within the four business communities. With more than 90 tenants in place, the assets provide Aggregate Real Estate Investors with a widely diversified rent roll within a single regional portfolio.
In discussing the acquisition, Greg Jacobsen, Managing Principal of Aggregate Real Estate Investors, noted that the firm is highly familiar with the Northern Virginia real estate and business environment. He indicated that the portfolio’s locations and characteristics align with the firm’s strategy of targeting institutional-quality properties in submarkets that are both high-performing and supply-constrained. The combination of strong occupancy, a broad tenant base, and limited available supply appears to have been central to the investment thesis.

The transaction illustrates continued institutional interest in Northern Virginia’s commercial real estate markets, particularly in locations that offer a blend of industrial functionality and retail visibility within established business communities.
