Recent Texas commercial real estate activity spans new leadership appointments, market expansion by brokerage firms and a series of transactions across major metros. Affinius Capital has named Michael Jordan as managing director of housing portfolio management, based in the firm's Dallas office. In this role, Jordan will support oversight of the company's housing portfolio management efforts, leveraging more than two decades of experience in investment management, capital markets and real estate. In the brokerage arena, Sands Investment Group has expanded its footprint with the launch of a Dallas office. The Dallas office will report to Mike Gallegos, executive managing director for the Southwest at Sands Investment Group, reflecting the firm's continued emphasis on regional growth and advisory capacity in key Sun Belt markets.

On the investment sales front, Oxford Partners represented an undisclosed seller in the disposition of a 57,396-square-foot building at 1751-1765 Stebbins Drive in Houston, Texas. Kimberly Hillman of Oxford Partners handled the assignment for the seller. The buyer was represented by David Durham of Outpost Partners and Tawnya Dornak of ICO Commercial. The transaction underscores ongoing investor interest in Houston assets, though pricing and buyer identity were not disclosed.

Industrial outdoor storage also drew investor capital, as Apricus Realty Capital acquired a fully leased property at 2225 Sens Road in La Porte, Texas, approximately 25 miles east of Houston. The 1.43-acre site includes 16,500 square feet of crane-served warehouse and office improvements and is fully leased to Sage Envirotech. Apricus Realty Capital completed the acquisition in partnership with ABR Capital Partners, adding stabilized, income-producing industrial outdoor storage to their portfolio.

The two-building portfolio totals 55,000 square feet of leasable space across a pair of two-story medical office properties. The tenant roster encompasses a diverse mix of specialty healthcare practices, including plastic surgery, rheumatology, eye care, behavioral health, dermatology and periodontal care, positioning the assets as a multi-specialty medical destination in the area.
