Houston is ranked seventh in the nation and first in Texas for adaptive reuse projects. Of these, 60% are repurposed office spaces, while former hotels are also becoming increasingly popular as a conversion source with 30% share. One example of an adaptive reuse project is the old Houston Post Office which was converted to retail (see photo).
A Rentcafe survey showed that there are currently 2,205 projects lined up for future development in Houston – more than double since 2021 when future projects totaled 890. Dallas follows closely behind with 1,912 projected apartment conversions nationwide.
85% of upcoming units – 1,881 apartments – will be located downtown Houston within Harris County along zip code 77002; buildings such as the Holiday Inn (built 1972), Exxon Mobil building and Sakowitz Department Store will all receive new life through this process. Offices remain the main source of conversions at 1,353 apartments expected to be created by repurposing these types of buildings; hotels and retail stores follow close behind at 667 and 100 respective units planned for conversion soon after..
