NRP Group’s Executive Vice President of Development, Aaron Pechota, recently sat down with Connect CRE to discuss the challenges inherent in developing and renovating affordable housing. In this second part of a two-part interview series, topics addressed include NIMBYism and zoning or entitlements as well as what could happen if the housing shortage isn’t addressed.
When asked how much does NIMBYism and zoning or entitlements play into affordable housing development or renovation, Pechota responded that there are some municipalities that have seen a lot more multifamily development due to population growth but single-family homes and market-rate rentals are not being built at the same rate as workforce and affordable housing. He added that it can take up to three years for projects like these to get through zoning processes because of community interests; however they do receive support from different levels within cities which helps move things along faster.
Pechota went on further explain when addressing whether challenges tend be geographical: “The urban cores – center cities – understand higher density is necessary so they’re welcoming while suburban locations may not be quite sure what do yet.” To get around these issues he suggested forming relationships with communities by listening closely their needs while providing feedback based on expertise from other regions/communities where similar developments were successful.
When asked about potential consequences if nothing is done about current shortages in available housing stock Pechota warned an increase in displaced families & homelessness would likely occur especially since Sun Belt areas don’t have older stock available like Northeast & Midwest regions do plus rents will continue escalating putting strain on working families & low income households across board .
