Trammell Crow Company and its joint venture partner, Clarion Partners, have moved into the vertical construction phase at Lehigh Valley Exchange, a speculative industrial development in Bethlehem, Pennsylvania. The project is planned as an 866,350-square-foot distribution facility, continuing the partners’ activity in one of the country’s more established logistics hubs.
Lehigh Valley Exchange is being built at 1600 Freemansburg Ave. on a site of roughly 115.8 acres. The development sits within Pennsylvania’s Lehigh Valley industrial market and is positioned to serve users focused on logistics, e-commerce, manufacturing, and broader supply chain operations. According to the project team, completion is targeted for July 2027.
The facility is described as a state-of-the-art industrial building intended to support modern distribution requirements. While specific design details were not disclosed, the developers emphasize that the project is being tailored to occupiers that require access to regional population centers and modern industrial infrastructure. The speculative nature of the project reflects an expectation that demand will materialize as the facility approaches delivery.
John Pollock, Principal with Trammell Crow Company, noted that Lehigh Valley has become one of the premier industrial markets in the United States. He highlighted the region’s access to major population bases across the Northeast and its ability to offer both the infrastructure and workforce necessary for today’s occupiers. This positioning underpins the decision to proceed with large-scale, speculative construction at the site.
The development team has assembled a group of specialists for design, construction, and site work. Ware Malcomb is serving as the architect for Lehigh Valley Exchange, while Penntex Construction has been named general contractor. Liberty Excavators is handling site contracting responsibilities, and Langan Engineering is acting as civil engineer for the project.
On the leasing front, KBC Advisors has been engaged to lead marketing and tenant outreach for the property. As a speculative development, Lehigh Valley Exchange is being brought to market without pre-committed occupiers, leaving KBC Advisors to secure users in advance of, or following, the planned July 2027 delivery.
In a separate recognition highlighted alongside the development news, industry veteran Mark Goode is slated to receive a Lifetime Achievement Award at Connect Industrial Midwest. The event is scheduled for Tuesday, March 2, 2027, at Joe’s Live in Rosemont. Following the award presentation, Goode will participate in a keynote interview with his son, Matt Goode, providing additional perspective on his career and the broader industrial sector.
