The Swig Company’s Lake Union Building in Seattle has reached 96% occupancy following a new lease with an undisclosed private equity firm. The tenant committed to 5,000 square feet, further tightening available space at the lakefront office property. With this signing, only a single 3,800-square-foot vacancy remains on the building’s recently upgraded fifth floor, highlighting limited availability in the asset.
The office building is located at 1700 Westlake Avenue N in Seattle’s South Lake Union neighborhood. The seven-story property totals 98,000 square feet and is positioned directly on the Lake Union waterfront. Every floor is described as offering lake views, underscoring the building’s positioning as a water-oriented office environment within the broader South Lake Union district.
Lake Union Building carries a LEED Gold certification, reflecting its sustainability profile. On-site features include a two-story parking garage and a 61-slip marina, providing direct boat access for users of the property. The building also offers a furnished outdoor patio facing the lake, which is designed as an open-air amenity for tenants.
Interior features at the building include a newly remodeled main lobby intended to modernize the arrival experience, as well as a furnished floating dock available for tenant use. Bicycle users are supported by an on-site bike storage room, adding to the property’s transportation and commuter-oriented amenities. The recent improvements to the fifth floor, where the last remaining vacancy is located, align with the wider program of upgrades noted in the building.
The property additionally incorporates View dynamic glass windows. These windows automatically adjust in response to changing sunlight conditions, which is intended to help manage glare, improve energy efficiency, and enhance comfort levels for office occupants throughout the day. This technology element complements the building’s LEED Gold status and positions the asset within the group of energy-conscious office properties.
Kidder Mathews brokered the transaction on both sides of the lease. Jeff Huntington and Todd Battison of Kidder Mathews represented The Swig Company in the agreement, acting on behalf of the building. The private equity tenant was represented by Ben Garrett and Jason Smith, also with Kidder Mathews. The lease details beyond square footage, including term and economics, were not disclosed.
With the Lake Union Building now at 96% occupancy and only a small fifth-floor suite still available, the property stands out in South Lake Union as a largely stabilized, amenitized waterfront office asset. The combination of recent renovations, energy-efficient building systems, and a near-full tenant roster frames the building as a notable example of an upgraded, lakefront office environment in Seattle.
