Industrial trades and a bank-funded construction loan underscore ongoing lender and investor appetite for Florida logistics product and select redevelopment plays.

Recent transaction activity across Florida highlights continuing investor and lender focus on industrial and select retail assets. Marcus & Millichap reported the sale of Sunshine Industrial Center, a 56,597-square-foot, multi-tenant, small-bay warehouse property in Clearwater, Florida. The 40-year-old asset traded for $7.35 million. Marcus & Millichap’s Douglas Mandel, James Defusto, Zach Levine and Cody Hershey exclusively marketed the property on behalf of the seller, the Geneva Group, and also secured the buyer, KW Partners.

In Coconut Creek, Florida, Greystar completed a disposition of Cocomar Business Park, a 374,910-square-foot Class A logistics project, to Willis Lease Finance Corp. Greystar both developed and constructed the industrial park, which totals three rear-loading buildings on approximately 36 acres at 4733, 4763 and 4851 W. Atlantic Boulevard. The project broke ground in June 2025 and reached completion in September 2026, ahead of its original schedule, underscoring execution certainty for this new logistics supply.

On the development front, Hernandez Development & Construction and PTM Partners closed a construction loan for a new industrial project in unincorporated Palm Beach County. The partnership secured $17.3 million in construction financing from Pinnacle Financial Partners, which recently merged with Synovus Bank. The loan will fund Palm Beach Commerce Center, a 93,556-square-foot Class A industrial building planned at 8530 Belvedere Road. The transaction adds another ground-up industrial facility to the regional pipeline, supported by balance-sheet lending from a banking institution.

In Hialeah, Florida, Marcus & Millichap (NYSE: MMI) announced the sale of 1325 W. 49th St., a retail property that offers potential for future redevelopment. The free-standing building comprises 13,026 square feet on a 0.76-acre site and was constructed in 1968. The asset sold for $6.3 million, and is specifically noted for its redevelopment prospects, reflecting investor interest in repositioning opportunities within established urban corridors.

Taken together, these transactions illustrate a mix of stabilized industrial sales, new logistics development, construction financing and value-add retail positioning across different Florida submarkets. Investors are deploying capital into both existing multi-tenant warehouse and large-scale logistics assets, while lenders are providing construction financing for new Class A industrial supply. At the same time, older retail product in dense locations is changing hands at pricing that reflects the potential to unlock additional value through redevelopment strategies.
