Walker & Dunlop arranged a $110 million financing package for Wyndchase Aspen Grove, a 560-unit multifamily community in Franklin, Tennessee. The property is owned and sponsored by Waterton, which acquired the asset from Berkshire Residential Investments for $128.11 million in July 2026.
The financing was provided by Wells Fargo, with Walker & Dunlop Capital Markets Real Estate Finance arranging the transaction on behalf of Waterton. The loan is structured as floating-rate, interest-only acquisition financing. The Walker & Dunlop team of Allan Edelson, Justin Nelson, Jeremy Seid, Joe Tarantino and PJ Feichtmeier led the arrangement of the debt.
Wyndchase Aspen Grove consists of one- to three-bedroom residences, including townhome-style layouts, spread across 33 residential buildings. The community offers an average unit size of 1,091 square feet, providing larger floor plans relative to many garden-style properties.
The multifamily community sits on a site with more than 60 acres of green space, and the residential buildings are supported by an extensive amenity package. Amenities include two swimming pools with sundecks, a 24-hour fitness center, a clubhouse with a game room, outdoor gathering areas, grilling stations, a cybercafe, a playground, a dog park and a pet wash station.
Rents at the property range from $1,244 to $4,433, reflecting the mix of unit types and sizes available within the community. The financing supports Waterton’s ownership of the asset following its acquisition earlier in the year, with a national lender and an established capital markets intermediary involved in the transaction.
