Marcus & Millichap has arranged the sale of Broadcast Apartments, a partially completed multifamily development in Washington, D.C.’s Tenleytown neighborhood. The property changed hands for $9.5 million, marking the transfer of a stalled project that had been under the oversight of a court-appointed receiver.
The transaction involved multiple layers of complexity, including a receivership structure, an existing ground lease, and an unfinished building. Marcus & Millichap reported that navigating these elements required a high level of coordination among the parties involved. According to the firm, the receiver’s experience played a central role in resolving challenges and moving the deal to closing.
The seller, Black Dog Receiver, LLC, a court-appointed receiver, engaged Marcus & Millichap to exclusively market the asset. Senior managing director of investments Marty Zupancic, along with colleagues John Slowinski and Ryan Murray from the firm’s Washington, D.C. office, led the marketing and sale efforts on behalf of the seller. The buyer was not disclosed.
Broadcast Apartments is located at 4620–4624 Wisconsin Ave NW in Tenleytown. The project is designed as an eight-story, Class A multifamily building totaling 161,347 gross square feet. Although still under construction at the time of sale, the plans call for a sizable residential component supported by street-level retail space.
Upon completion, the property is expected to deliver 144 residential units, supported by three ground-floor retail suites totaling 11,328 square feet. The development sits on a 23,522-square-foot lot zoned MU-4, a mixed-use designation that permits both residential and commercial uses. The surrounding area features a concentration of restaurants and retailers, contributing to a walkable environment for future residents and customers.
The site is also located near American University, positioning the project to draw from the university community as well as nearby established neighborhoods. With the sale completed, the new ownership will have the opportunity to advance the partially finished building toward full delivery, leveraging its infill location and mixed-use program once construction is brought to completion.
