JV equity moving into a challenged but well-located mixed-use asset suggests investors still see value-add potential in core urban entertainment districts despite recent occupancy volatility.

A joint venture of Lincoln Property Company, Vision Ventures, and Hornets Sports & Entertainment has acquired Queen City Quarter, the mixed-use complex in Uptown Charlotte formerly known as the EpiCentre. The 302,324-square-foot property is positioned as an entertainment, dining, and retail destination in the heart of the urban core.

Queen City Quarter is located at 210 E. Trade Street and spans approximately 3.17 acres. The four-level complex offers a mix of restaurant, retail, entertainment, and office space, and benefits from direct connections to nearby hotels, the Overstreet Mall, and the LYNX Blue Line light rail. These linkages tie the property into a broader network of Uptown amenities and pedestrian traffic.

The project originally opened in 2008 and for several years functioned as a prominent entertainment hub in Uptown Charlotte. Over time, however, the property has gone through meaningful shifts in occupancy and overall activity levels, reflecting broader changes in tenant demand and downtown visitation patterns. In response, the new ownership group plans to reposition the asset, signaling an effort to update its offering and recalibrate it to current market conditions.

Vision Ventures, now part of the acquiring joint venture, previously owned the property between 2010 and 2015. During that earlier ownership period, reported occupancy rose from roughly 50% to 95%, underscoring the impact that active leasing and asset management strategies have had on the complex in past cycles. That track record provides historical context for the latest repositioning plan.

The sale of Queen City Quarter was brokered by a CBRE Charlotte team comprising Patrick Gildea, Matt Smith, Adam Russ, and Erin Varol. Their role encompassed marketing and executing the transaction on behalf of the parties involved. While financial terms of the sale were not disclosed in the available information, the deal marks a new chapter for one of Uptown Charlotte’s most visible mixed-use destinations as it transitions to joint venture ownership with a stated focus on repositioning.
