Lowe’s commitment to a large-format store in a 93% leased, grocery-anchored center signals durable retailer demand in growth corridors, supporting income stability for owners and lenders.

Lowe’s is expanding its Texas footprint with a new home improvement store planned for Willis, Texas, reflecting continued retail demand tied to residential growth in Montgomery County. Although Willis itself has a population of about 7,000 residents, Lowe’s reports that more than 2,700 new homes are in the planning pipeline across the broader Montgomery County area, underpinning the retailer’s decision to add a location in this community.

The planned Lowe’s of Willis will feature roughly 95,000 square feet of indoor retail space dedicated to home improvement merchandise, building materials, and related categories. In addition, the store will include an approximately 26,000-square-foot outdoor garden area, expanding the offering to lawn and garden products and seasonal inventory. Together, these elements position the store as a full-scale home improvement destination designed to serve both existing residents and the anticipated population increase.

This Willis location is part of a broader expansion strategy by Lowe’s in Texas. According to the information provided, it will be the company’s fifth new store to open in Texas in 2026. It is also described as the third new Lowe’s store to open in the Houston area since 2025, underscoring the retailer’s focus on high-growth markets within the state. Lowe’s currently operates 154 stores in Texas, more than in any other state, with Florida noted as having over 130 locations.

The store is planned at The Market at Willis, a shopping center associated with Fidelis, at the southeast corner of Interstate 45 and FM 1097, as reported by the Houston Business Journal. The center is anchored by an H-E-B supermarket and totals 510,493 square feet. Current leasing at the property stands at 93%, indicating that most of the space is already committed to tenants.

The addition of Lowe’s is expected to further strengthen the tenant mix at The Market at Willis, complementing H-E-B and other existing retailers at the property. The combination of strong occupancy levels at the center and significant new housing planned for the surrounding area suggests that national retailers continue to see Montgomery County as a growth corridor within the Houston region.
