CBRE Arranges Sale of Fully Occupied 77K-SF Flex Property in Ohio
CRE Market Beat Take
Stabilized flex industrial product with long-term tenancy near major mixed-use projects continues to attract private capital, reinforcing pricing support for well-located suburban industrial assets.

CBRE has arranged the sale of Liberty Office Park, a fully occupied flex industrial property in West Chester, Ohio. The asset, located at 7102-7116 Office Park Drive, totals 76,501 square feet and traded for $8.05 million. The property is characterized as a flex industrial facility, reflecting both office and industrial functionality within a single building.

The buyer, Boulder Properties LLC, acquired Liberty Office Park from Wang Brothers Investments LLC. CBRE represented the seller in the transaction, with a team consisting of Will Roberts, Steve Timmel and Beau Nimer. Their assignment covered marketing the asset and advising the seller through the disposition process.

Liberty Office Park is fully leased to five tenants, and those occupiers have an average tenure of nearly 10 years, indicating a stable income profile over an extended period. Commenting on investor demand for this type of asset, Roberts noted that this product category remains highly sought after by both tenants and investors. He cited the property’s curb appeal and strong location within the Liberty Center area as key factors supporting its occupancy performance and broad investor interest from across the country.

The building was delivered in 2007 and sits on approximately 6.9 acres. Its industrial functionality is supported by eight dock doors and one drive-in door, along with a 19-foot clear height. These physical characteristics align the property with contemporary flex and light industrial requirements, offering logistics and operational capabilities alongside office components.

Proximity to Liberty Center, a $350 million, 64-acre mixed-use development, is a central part of the property’s locational strength. Liberty Office Park is approximately 0.4 miles from that development, placing it near a concentration of retail, dining and other amenities. This nearby investment scale and amenity base may contribute to the attractiveness of the surrounding area for both tenants and investors evaluating long-term asset performance.

The transaction underscores continued interest in well-located, fully leased flex industrial product in the West Chester submarket of the greater Cincinnati region. With long-term tenants in place and a location adjacent to a major mixed-use project, Liberty Office Park presents an example of stabilized industrial real estate trading hands between private investment groups.
