Large-scale mixed-use redevelopment at South Boulevard and Scaleybark Road adds material multifamily and retail supply, which investors should factor into underwriting for nearby assets.

Northwood Ravin has cleared a former public library site in Charlotte to advance a new apartment development, marking the latest step in a broader mixed-use plan in the city’s south end. The company has demolished the older library facility at 101 Scaleybark Road, where it is preparing to deliver approximately 300 multifamily units alongside a significant retail component.

According to reporting from The Charlotte Business Journal, the redevelopment at the former library site will incorporate about 21,400 square feet of retail space. The property spans 4.5 acres and is positioned in a high-visibility location in the south end, which has been the focus of ongoing mixed-use investment and densification.

The library parcel is one piece of a much larger master-planned development at the northeast corner of South Boulevard and Scaleybark Road. Formerly known as Crosland Greens, the full project covers 36.4 acres and is being programmed for a mix of uses. Plans call for more than 1.6 million square feet across office, retail, restaurant, multifamily and single-family residential product, as well as public green space intended to serve both residents and visitors.

The scale of the master plan positions the site as a future activity hub, with multifamily housing integrated into a walkable environment that includes neighborhood-serving retail and food-and-beverage options. The 21,400-square-foot retail component tied to the former library site is envisioned as part of the broader commercial offering that will support the residential density planned across the 36.4-acre development.

Multifamily construction on the library site will add to an existing residential presence within the project. The first phase of the master plan, known as The Sloan, opened in the prior year at 120 Hollis Road. That apartment community delivers 368 units, offering a range of layouts from studios to three-bedroom residences.

Rents at The Sloan underscore current market-rate positioning in this section of Charlotte. Monthly asking rents at the property range from $1,689 for studio apartments up to $3,325 for three-bedroom units, based on the figures cited in the reporting. These benchmarks provide a reference point for the type of renter demand and pricing that the forthcoming 300-unit project at the former library site may aim to serve, even as specific details for the new building have not yet been disclosed in the available information.

As demolition gives way to vertical development, the reuse of the 4.5-acre library parcel illustrates how older civic properties are being repositioned to support higher-density multifamily housing and neighborhood retail within larger mixed-use districts.
