Gencom Buys Intercontinental Miami for $300M
CRE Market Beat Take
A $300 million trade for a large branded waterfront hotel in Miami’s core signals sustained investor appetite for institutional-scale hospitality assets in that market.

Gencom, in partnership with White Bridge Capital, has acquired the InterContinental Miami, a 34-story, 652-room waterfront hotel, in a $300 million transaction. The hotel occupies a high-profile bayfront site at 100 Chopin Plaza, positioned in the heart of Miami’s business and cultural core. Strategic Hotels and Resorts was the seller in the deal, which transfers control of one of the city’s most recognizable hospitality assets to a new ownership group.

The InterContinental Miami is a vintage 1980s property that has long served corporate, group, and leisure demand in the city’s central business district. The hotel offers 35 meeting rooms and more than 90,000 square feet of combined indoor and outdoor event space, supporting a range of conference, banquet, and social functions. Beyond its meeting and event capacity, the property includes a rooftop pool with cabanas, a spa, a fitness center, a business center, and on-site retail outlets, creating a full-service hospitality environment for guests.

Dining is a notable component of the asset’s offering. The property features a Pan-Latin steakhouse concept as one of its key restaurants, along with Bluewater, a rooftop restaurant and bar that leverages the hotel’s elevated waterfront views. These outlets complement the hotel’s events program and business traveler base, providing multiple on-site food and beverage options for visitors and groups.

The new ownership plans to refresh the guest experience with targeted upgrades. Initial plans include reworking the hotel’s lobby, modernizing the arrival and gathering areas of the 1980s-era building. Ownership also intends to update food and beverage offerings, signaling a focus on enhancing both the hotel’s public spaces and its revenue-generating outlets. Specific design details, investment levels, and timelines for the repositioning have not been disclosed.

This acquisition represents Gencom’s second investment in the InterContinental brand, following its purchase of the InterContinental New York Times Square hotel in late 2025. The Miami transaction further expands Gencom’s presence in the local hospitality market, where it already holds interests in The Ritz-Carlton Key Biscayne and The Ritz-Carlton Coconut Grove. With the addition of the InterContinental Miami, the firm deepens its exposure to branded, luxury and upper-upscale properties anchored in high-visibility urban and resort locations.

The InterContinental Miami’s combination of waterfront positioning, large room count, significant meeting and event space, and full-service amenities makes it a prominent institutional-scale hospitality asset. The transaction underscores the continued role of globally branded hotels in attracting investment capital to Miami’s urban core, even as ownership groups look to refresh and reposition older vintage properties to align with current guest expectations.
