Avison Young has arranged a 93,728-square-foot industrial lease for The Advance Group at 700 Federal Blvd. in Carteret, NJ, positioning the relocation and logistics company within the newly developed Port South industrial park. The transaction allows The Advance Group to consolidate operations previously spread across three separate facilities in Newark and Harrison into a single, modern logistics location.
The tenant was represented by an Avison Young Industrial Occupier Solutions team led by principals Ed English Jr. and Ron Ganter, along with executive director Oliver Petrovic. On the ownership side, Brian Golden of CBRE represented the landlord, Link Logistics, in negotiating the lease at the Carteret property.
Avison Young’s assignment involved evaluating a range of potential facilities for The Advance Group across northern New Jersey. According to English, the firm reviewed sites from Exit 8A on the New Jersey Turnpike to the Meadowlands, comparing multiple building configurations and operating models. The team assessed operational, logistical and financial considerations to align the real estate decision with the tenant’s long-term business requirements.
The analysis focused on identifying a facility capable of supporting future growth while simplifying day-to-day operations for the relocation and logistics provider. By consolidating three locations into one, The Advance Group sought to streamline workflows, enhance efficiency, and optimize access to key transportation corridors and customer markets across the region. The move into Port South reflects a shift toward newer industrial product with scale and functionality that can support complex logistics operations.
Avison Young reports that its market search and comparative analysis created competitive leverage during negotiations with potential landlords. That process ultimately led to securing the Carteret location at 700 Federal Blvd., which the team concluded best matched The Advance Group’s combined operational, logistical and financial objectives. With the lease now in place, the company plans to centralize its northern New Jersey operations within the Port South industrial park, positioning its logistics platform for future expansion.
