The $135 million multi-asset housing initiative indicates ongoing institutional capital deployment into on-campus student housing, reinforcing demand for purpose-built graduate and family product. For investors and lenders, it underscores universities’ willingness to recapitalize and reposition aging stock rather than rely solely on off-campus supply.

Gilbane and Rocky Mountain Companies, working alongside the University of Idaho, have marked the opening of Vandal Village, a new graduate and family student housing complex on the university’s Moscow campus. The property is located at 1010 Deakin Ave and is designed to expand on-campus housing options for students with a range of household needs.

The newly delivered complex totals 200,000 square feet and comprises 240 residential units. Floor plans span from two-bedroom to four-bedroom configurations, reflecting a mix aimed at both individual graduate students and students with spouses, partners, or children. In total, Vandal Village provides 451 beds, including 232 reserved for graduate students and 219 allocated to married and parenting students.

Vandal Village is part of a broader housing initiative at the University of Idaho. The new community contributes to a $135 million renovation and redevelopment program that encompasses multiple existing residential assets on campus. Properties included in this wider effort are South Hill and Elmwood Apartments, as well as the Wallace Residence Center and the Theophilus Residence Building, signaling a multi-property repositioning of the university’s housing stock.

University and project leaders gathered on campus for a ribbon cutting to mark the formal opening of the complex. Representing Gilbane was Jeffrey Resetco, Senior Development Director, while the University of Idaho was represented by President Scott Green. They were joined by Blaine Eckles, Vice Provost and Dean of Student Affairs at the University of Idaho, and student Abagail Ikari, underscoring the project’s focus on both institutional objectives and student experience.

The development team for Vandal Village includes Gilbane Development and Rocky Mountain Companies serving as the master developer team. Lydig acted as the contractor for the project, overseeing construction of the 200,000-square-foot complex. Architectural responsibilities were shared by Integrus and Design Collective, which collaborated on the design of the graduate and family housing community.

By expanding dedicated housing for graduate, married, and parenting students, the University of Idaho is reshaping a portion of its on-campus residential portfolio. The completion of Vandal Village and the associated multi-asset investment program reflects a coordinated approach to modernizing student housing and supporting a more diverse student population with tailored residential options.
