Sagard, La Caisse Acquire East Bay Industrial Outdoor Storage
CRE Market Beat Take
The deal underscores sustained institutional interest in infill industrial outdoor storage, with joint-venture equity targeting fully leased, supply-constrained sites tied to key transportation networks.

Sagard Real Estate has acquired an industrial outdoor storage property at 6691 Clark Ave. in Newark, strengthening its presence in the East Bay infill industrial market. The asset is fully leased at acquisition, and both the seller and purchase price were not disclosed. The deal represents Sagard Real Estate’s second industrial outdoor storage investment in the Bay Area and advances its existing industrial outdoor storage joint venture with global investment group La Caisse.

The Newark property spans 2.84 acres and is fully secured, paved, and lit, supporting outdoor storage and operational uses. On-site improvements include an industrial building of approximately 22,100 square feet with 22-foot clear heights. The combination of outdoor storage capacity and functional building space makes the site suitable for contractor yards, materials storage, equipment rental and sales, light distribution, and other mission-critical industrial outdoor storage uses.

Sagard Real Estate highlighted Newark’s connectivity within the broader East Bay transportation network as a core component of the investment thesis. The property’s location within an infill East Bay submarket offers access to regional road and transportation infrastructure that is important to industrial tenants relying on daily truck and equipment movement. The infill setting, combined with site security and functionality, positions the asset to serve users that depend on outdoor storage paired with efficient building space.

According to Sagard Real Estate, the acquisition aligns with its strategy of scaling its industrial outdoor storage joint venture with La Caisse in the Bay Area. The partnership is focused on established infill locations that can accommodate outdoor operations and benefit from proximity to major transportation corridors. By targeting supply-constrained submarkets such as the East Bay, the joint venture is aiming to assemble a portfolio that supports the operational requirements of industrial users across a range of sectors.

As Sagard Real Estate continues to pursue additional industrial outdoor storage acquisitions in the region through its venture with La Caisse, the Newark property exemplifies the type of secured, functionally designed sites the platform is seeking. The emphasis on infill locations with strong transportation access underscores the importance of well-located industrial outdoor storage in supporting logistics, construction, and service-oriented industrial activity in the Bay Area.
