CRE Market Beat Take
Full pre-leasing through construction and a successful sale underscore investor appetite for modern infill industrial in the Minneapolis market, where demand is outpacing new supply.

Standard Real Estate Investments and Endeavor Development have completed the disposition of Cobalt Business Center, a newly constructed industrial facility totaling 174,288 square feet in Mendota Heights, Minnesota. The partners announced that the property has been sold to a private investor, marking a full-cycle outcome for the project.

Cobalt Business Center was brought to market with strong tenant interest, with leasing progressing steadily during construction. By the time construction was finished, the entire building had been pre-leased, underscoring the depth of demand for modern industrial space in this infill location.

The property is situated on a 10.1-acre infill site in Mendota Heights, providing connectivity to Minneapolis–St. Paul International Airport and major regional transportation corridors. This accessibility positions the building to serve a range of distribution, logistics, and light industrial users that require proximity to airport infrastructure and highway networks.

The surrounding area includes a concentration of major employers, with Amazon, Blue Cross Blue Shield, and Ecolab cited as examples of nearby corporate users. This employment base supports the industrial corridor in which Cobalt Business Center is located and adds to the appeal of the asset from a tenancy and long-term occupancy standpoint.

Building specifications at Cobalt Business Center include 32-foot clear heights, 15 dock-high loading positions, and 4,000 amps of power. These features align with current tenant requirements for contemporary industrial product, enabling the facility to accommodate a range of warehousing and distribution needs.

Lindsay Louie, principal at Standard Real Estate Investments, characterized the project as a case of the right partnership, product, and market coming together. Louie noted that the firm had conviction in the Minneapolis industrial market, where demand for modern, well-located industrial space has been running ahead of new supply, and indicated that the performance of Cobalt Business Center supported that view.

The sale of Cobalt Business Center reflects investor interest in fully leased, newly built industrial assets in infill locations near major transportation infrastructure. While financial terms of the transaction were not disclosed, the combination of full pre-leasing and contemporary building specifications highlights the ongoing appeal of this segment of the industrial market.
