Wood Partners and Sarofim Realty Advisors are proceeding with Village Park, a planned 372-unit multifamily community in Charlotte’s Highland Creek and Prosperity Church area. The development is scheduled to open in May 2028, and J.P. Morgan is providing financing for the project.
Village Park will be located at the corner of Prosperity Church Road and Benfield Road. The site sits immediately adjacent to Prosperity Village, another multifamily community previously developed by Wood Partners, and is next to a Publix grocery store. The location places residents near established residential and retail uses in the Prosperity Church area.
The community’s residential program will comprise one-, two- and three-bedroom apartments, as well as six two-bedroom, two-bathroom carriage-house units. In addition to market-rate residences, the plan calls for five percent of the homes to be reserved as affordable housing for households earning up to 80% of the area median income.
Plans for the clubhouse at Village Park include a fitness center, coworking spaces and private offices, a coffee bar and a clubroom. Outdoor common areas are expected to feature a pool with cabanas, a dog park and dog spa, a fire pit and multiple grilling areas, offering a range of on-site amenities for residents.
Village Park represents Wood Partners’ third multifamily community in the Prosperity Church area, extending the firm’s presence in this part of Charlotte. The involvement of Sarofim Realty Advisors alongside Wood Partners and the financing commitment from J.P. Morgan underscore continued investment activity in this submarket.
