An affiliate of Hathaway Development has broken ground on The Exchange at Wyld Oaks, a new 325-unit rental community in Apopka, near Orlando. The multifamily project is among the first developments to move forward within the 215-acre Wyld Oaks mixed-use master plan, positioning it as an early residential anchor for the broader site.
The Exchange at Wyld Oaks is being developed at an estimated cost of approximately $71 million. The capital stack for the project includes a $47 million construction loan provided by Ameris Bank, along with $22 million in equity from Carlyle Realty Partners X. Before vertical construction commenced, the developer acquired the 11-acre development site for $13 million, securing a key parcel within the emerging mixed-use district.
Wyld Oaks is planned as a large-scale, mixed-use environment incorporating a diverse range of uses beyond multifamily housing. Current plans call for residential neighborhoods supported by retail and restaurant offerings, hospitality uses, and healthcare facilities. The master plan also contemplates medical and professional office space, educational uses, parks and trails, and entertainment venues, along with approximately 1.5 million square feet of industrial space. This mix is designed to create a blend of residential, commercial, and employment uses within a single, master-planned setting.
The Exchange at Wyld Oaks will deliver market-rate apartments with unit sizes ranging from 741 square feet to 1,307 square feet. Leasing activity for the community is expected to begin within nine to twelve months, providing an initial window for pre-leasing ahead of full completion. The project is scheduled to reach completion by summer 2028, adding a sizable new inventory of modern apartments to the local rental market once fully delivered.
Planned resident amenities at the community include a fitness center, a dog park, a clubhouse, and a swimming pool. These features are intended to support a contemporary lifestyle offering and align with expectations for new Class A multifamily product. As one of the first residential components at Wyld Oaks, the project is positioned to benefit from future phases of the master plan as additional uses and infrastructure are introduced over time.
The financing structure, featuring a bank construction loan and institutional equity, underscores ongoing lender and investor interest in ground-up multifamily within growing mixed-use environments. With site work now underway, The Exchange at Wyld Oaks marks a notable step in the long-term buildout of the Wyld Oaks master-planned community in Apopka.
