Morehouse, Spelman Debut $147M Student Housing Project
CRE Market Beat Take
Institution-backed student housing in Atlanta’s West End underscores continued capital allocation to mission-critical campus-adjacent assets, even amid broader multifamily uncertainty.

Radnor Property Group, working with Madrone Community Development Foundation, has started construction on The Den at Eight50 West, a $147 million student housing development serving Morehouse College and Spelman College. The project is located at 850 West End Avenue in the West End neighborhood of Atlanta, within walking distance of both campuses.

The Den at Eight50 West is planned to deliver 793 beds in 305 apartment-style units, targeting students seeking a mix of communal and independent living. The housing program is designed to expand residential options adjacent to the two colleges while keeping students close to academic and campus resources.

Planned amenities for residents include a 24/7 staffed lobby, multiple study rooms, community lounges, and outdoor recreation space. The building will also feature a fitness room, bike storage, and a dedicated dog run, combining lifestyle-oriented features with areas for academic use and social interaction.

Radnor Property Group is serving as the lead development partner on the project. Madrone Community Development Foundation is participating as a partner alongside Morehouse College and Spelman College, underscoring a collaborative approach between private development and institutional stakeholders for student-focused housing.

The construction team is being led by Clark Construction and CD Moody Construction in a joint venture role as construction manager. Design responsibilities have been awarded to Moody Nolan, which is serving as architect for the project. Together, the development and construction teams are tasked with delivering a modern, amenitized community tailored specifically to student needs.

Construction on The Den at Eight50 West began in July 2026. The project is expected to be ready for occupancy by Fall 2028, positioning the new community to accommodate future cohorts of Morehouse and Spelman students. Upon completion, the property will expand the supply of purpose-built student housing in Atlanta’s West End submarket while concentrating new beds immediately adjacent to two historically Black colleges.

The development illustrates ongoing investment in student housing tied directly to institutional partners, with a focus on both residential capacity and quality-of-life upgrades. For nearby stakeholders, the project represents additional long-term student demand in the neighborhood and a meaningful expansion of professionally developed multifamily inventory anchored by established higher education institutions.
