CRE Market Beat Take
The sale indicates investor appetite for renovated, tenant-stabilized downtown office assets, with recent capital upgrades supporting transactionability despite broader office headwinds.

Appian Investments has acquired Renaissance Plaza, a 19-story office tower in Greensboro, in a transaction that underscores continued investor interest in well-located downtown assets. The property totals 287,000 square feet and traded for $22 million. CBRE represented the seller, Richardson Properties, with a sales team led by Patrick Gildea, Matt Smith and Greg Wilson.

Renaissance Plaza occupies a prominent corner at North Elm Street and Abe Brenner Place in the heart of downtown Greensboro. Delivered in 1990, the tower features a two-story atrium lobby that serves as a central gathering and circulation space for tenants and visitors. The property also includes an attached six-level parking deck providing 300 spaces, offering on-site parking directly connected to the office tower.

Amenities at the building include an on-site cafe and floor-to-ceiling glass that provides views across the city’s central business district. These design elements position the asset as a modern, full-service office environment within the core of Greensboro’s downtown.

Richardson Properties recently executed a substantial capital improvement program at Renaissance Plaza, investing nearly $4 million in upgrades completed in 2023. The renovations encompassed updates to the lobby and common areas, elevator improvements and enhancements to key building systems. These improvements were aimed at refreshing the building’s common spaces and modernizing its infrastructure.

The tower is anchored by a roster of longstanding tenants concentrated in the financial services and legal sectors. Notable occupants include Arch Mortgage Insurance, Brooks Pierce, Fox Rothschild, Schell Bray and RSM US. The presence of these firms reflects the building’s role as a hub for professional services within Greensboro’s central business district.

The combination of recent capital investment, established tenancy and a downtown location framed the context for the sale to Appian Investments. CBRE’s marketing and representation of Richardson Properties facilitated the transaction, which transfers a significant office asset within Greensboro’s core to new ownership.
