OPEN Impact Real Estate and JLL have been engaged to oversee leasing and marketing at the historic BankNote Building in the Bronx, a property widely recognized as a key hub for nonprofit, educational and public-sector users in New York City. The assignment places two experienced brokerage teams at the forefront of repositioning and filling space at the property, with a focus on organizations that serve local communities and the broader city.
The leasing initiative will be led by Stephen Powers, co-founder of OPEN Impact Real Estate, alongside JLL vice chairman Mitchell L. Konsker. Their mandate covers both tenant outreach and broader marketing strategy for the building, which totals approximately 405,000 square feet. The asset has a long history in the borough and is described as a historic industrial property that has transitioned over time into a mission-oriented office environment.
Originally an industrial landmark, the BankNote Building has evolved into one of the Bronx’s largest concentrations of nonprofit organizations, government agencies, educational institutions and other mission-driven enterprises. Its scale and character have helped establish it as a destination for groups that are focused on serving New Yorkers across a wide range of public and social objectives.
Powers emphasized that the appeal of the BankNote Building lies in the combination of its size, distinctive architecture and infrastructure, together with a tenant base centered on mission-driven work. He noted that the property functions as more than a typical office asset, providing a place where organizations can operate in close proximity and enhance their collective impact.
With OPEN Impact Real Estate and JLL now leading leasing efforts, the next phase for the BankNote Building will focus on attracting additional nonprofit, educational and public-sector users that align with the property’s existing tenant profile. The new assignment is positioned as the latest step in the building’s ongoing evolution from its industrial roots into a major institutional and civic workplace within the Bronx.
The continued focus on nonprofit and public-sector tenancy underscores the role of the BankNote Building as a long-term home for organizations that deliver services to communities throughout New York City, while also reinforcing the Bronx’s position within the region’s network of mission-oriented office locations.
