Marcus & Millichap has arranged the sale of Park MacArthur, a boutique multifamily community in Northwest Washington, D.C. The garden-style asset, located at 4564 MacArthur Blvd. NW, comprises 17 residential units and traded for $4.3 million. The property is in the Palisades neighborhood, a Northwest D.C. enclave situated less than a mile from Georgetown University.
According to Marcus & Millichap, Park MacArthur distinguished itself in the local investment-sales market as a high-quality multifamily building that has been professionally maintained by a well-regarded owner. The brokerage highlighted the combination of physical condition and location, noting that the asset is positioned just minutes from Georgetown, one of Washington, D.C.’s best-known commercial and academic hubs.
“Park MacArthur stood out in the market as a high-quality asset, professionally maintained by a well-respected seller and ideally located in the Palisades, just minutes from Georgetown,” said John Slowinski, associate director of investments in Marcus & Millichap’s Washington, D.C. office. He added that the strength of both the asset and its setting was clear during the marketing period and ultimately helped secure the buyer’s interest.
Slowinski noted that the purchaser responded to the long-term stability offered by the property as well as the potential to unlock further value over time. While specific business plans were not disclosed, he indicated that the buyer viewed the acquisition as an opportunity to pair current income with future upside. That balance of in-place performance and value creation potential has been a recurring theme for investors seeking multifamily assets in established D.C. neighborhoods.
The sales campaign for Park MacArthur was led by a Marcus & Millichap team of Slowinski, Ryan Murray and Marty Zupancic. The trio exclusively marketed the property on behalf of the seller, Ernst Equities. The three-story building totals 13,360 square feet on a 10,019-square-foot site, providing residents with a low-rise, neighborhood-scale environment. Originally constructed in 1939, the property underwent a renovation in 2015, reflecting a combination of historic vintage and more contemporary upgrades.
Park MacArthur’s proximity to Georgetown University and its location in the Palisades submarket position it within reach of major employment, retail, and educational nodes while maintaining a residential neighborhood feel. The completed sale underscores ongoing investor interest in well-located multifamily properties in Northwest Washington, D.C., particularly assets that have already benefited from recent capital improvements and offer additional value-enhancement possibilities.
