Greystar Opens New 416-Unit Community North of Boston
CRE Market Beat Take
District-scale delivery of 1,905 units by a single sponsor reinforces institutional commitment to this submarket and could pressure rents at older stock nearby.

Greystar has started welcoming residents to Juniper, a new 416-unit apartment community located at 201 Mill Road in Everett, north of Boston. The property is the fifth and final residential community in a formerly industrial area that Greystar has been redeveloping into a new neighborhood.

The delivery of Juniper completes Greystar’s $880 million transformation of Everett’s Commercial Triangle Economic Development District. Across the district, the program has created a connected residential neighborhood totaling 1,905 new apartment homes supported by 6,500 square feet of retail space, as well as community green spaces and parks.

Juniper offers a mix of apartments ranging from one to three bedrooms. The community includes more than 15,000 square feet of amenity space designed to serve residents on site. Indoor features include a gym and a community pet spa, adding convenience-oriented offerings within the building.

Outdoor and activity-focused amenities at Juniper include a pickleball court, a bocce court, a nine-hole mini golf course, and a dedicated dog park. These elements expand the range of recreational options within the property and contribute to the broader neighborhood environment Greystar has been building in the Commercial Triangle district.

Greystar, described as the largest apartment operator in the United States, has served as the sponsor behind the Commercial Triangle redevelopment effort. The company broke ground on Juniper in the summer of 2024 and reached construction topping off in December of that same year, leading to the current opening phase in which residents are beginning to move in.

With Juniper now coming online, the Commercial Triangle Economic Development District transitions from an active redevelopment program toward a stabilized multifamily neighborhood anchored by several Greystar-built communities. The residential inventory, neighborhood retail space, and open-space improvements collectively represent a significant repositioning of this area of Everett from its prior industrial identity.
