Repeat construction financing from an insurance company and ongoing JV activity at UF signal durable lender and equity appetite for well-located student housing tied to strong enrollment fundamentals.

908 Group has started construction on Chapter House UF, a 684-bed, Class A student housing community located at 920 SW Depot Ave., immediately adjacent to the University of Florida campus. The project adds new purpose-built beds to serve UF’s large enrollment base and is positioned as a high-end option in the university’s competitive student housing market.

The community is being developed by 908 Group in partnership with Batson-Cook Development Company (BCDC), continuing an established relationship between the firms. Chapter House UF represents the fifth joint venture between 908 Group and BCDC, reflecting a consistent pipeline of student housing development activity between the partners.

Construction financing for the project is being provided by Pacific Life, which is extending a construction loan for the new build. The transaction marks 908 Group’s fourth construction loan with Pacific Life, highlighting a recurring lender-borrower relationship around student housing assets. While financial terms were not disclosed, the repeat engagement suggests a level of familiarity and comfort with the sponsorship and property type.

Upon completion, Chapter House UF will include 219 units totaling 684 beds and more than 9,000 square feet of dedicated amenity space, along with a structured parking garage. The project is scheduled to deliver in the summer prior to the Fall 2028 academic year, positioning the community to capture student leasing demand ahead of that term’s housing cycle.

ARCO/Murray is serving as the general contractor on the development, and Humphreys & Partners Architects is the project’s architect. The venture comes as the University of Florida, with more than 57,000 students enrolled and record-high application volumes, continues to draw long-term institutional investment into the surrounding student housing market. 908 Group has also recently completed delivery of another student housing community serving the UF area, further expanding its footprint near the campus.
