JLL has arranged three new retail leases totaling 3,250 square feet for Krispy Kreme as the doughnut brand advances its expansion strategy in the New York metropolitan area. The transactions add locations in Marlboro and Ocean Township, New Jersey, and in Brooklyn, New York, extending the company’s presence across both suburban and urban trade areas in the broader Tri-State region.
Managing director David Townes, based in JLL’s Parsippany, New Jersey office, represented Krispy Kreme in all three leasing assignments. The newly secured sites are positioned within established suburban shopping environments as well as high-density urban retail corridors, reflecting an approach that targets both neighborhood convenience and heavy daily foot traffic. JLL’s role covered tenant representation throughout the process, from site identification through lease execution.
Townes noted that the latest leases are consistent with Krispy Kreme’s broader strategy for building out its regional network. He emphasized that the brand’s expansion in the New York metropolitan area depends on aligning store locations with operational requirements and proximity to core customer bases. In practice, that means focusing on retail spaces that can support the company’s format while situating stores within established consumer patterns across both commuter and residential nodes.
The leases coincide with a separate growth initiative: Krispy Kreme has announced a new franchise development agreement with its longtime franchise partner, Original Entrepreneurs LLC. Under this agreement, the franchisee plans to open 33 additional shops across the region over the next five years. While specific locations and store formats were not disclosed, the commitment signals a multi-year pipeline of new units in and around the New York metropolitan area.
Taken together, the three newly executed leases and the broader franchise development agreement underscore Krispy Kreme’s continued focus on scaling within a key population and employment center. For retail landlords, the activity highlights ongoing demand from established food and beverage brands that are selectively growing in both suburban shopping destinations and dense urban retail corridors. For tenant-representation brokers, the transactions illustrate the role of coordinated site selection and market knowledge in supporting a regional rollout strategy for a national retailer.
