University of Cambridge Chooses West Harlem Factory District for First U.S. Innovation Cohort
CRE Market Beat Take
The placement of Cambridge Enterprise’s Leap cohort in the West Harlem Factory District underscores growing demand for lab-capable urban campuses, reinforcing the district’s positioning within New York’s healthcare and innovation ecosystem for owners and lenders assessing future life science allocations.

Cambridge Enterprise, the innovation arm of the University of Cambridge, has selected West Harlem’s Factory District as the location for the first U.S. outpost of its Leap program. The initiative is designed to create a structured pathway for Cambridge Enterprise portfolio companies to enter the American market by basing them in New York and connecting them with local investors, customers, clinical partners and commercialization opportunities.

The inaugural New York Leap cohort consists of five companies from Cambridge Enterprise’s portfolio that are focused on healthcare and deep technology research. These participants operate across areas including brain cancer, multiple sclerosis and CNS therapeutics, aging-related disease, tumor measurement and integrated photonics. The selected companies are Verinnogen, Streamtrix, Aila Biotech, Senesys.Bio and Wave Photonics.

As part of the program, the companies will be based in Janus Property Company’s West Harlem Factory District. There, they will have access to both lab and office space intended to support their scientific and commercial work. The location places the cohort within the Innovation Triangle, which the organizations involved describe as a concentration of research institutions and startup activity that can provide a supportive environment for growth-stage and emerging companies.

In addition to physical space, the Leap program’s New York presence is expected to provide structured access to a network of investors as well as potential commercial and clinical collaborators. The companies in the cohort will receive introductions to capital providers and institutional partners aimed at helping them validate technologies, pursue regulatory and clinical milestones, and expand within the U.S. market.

The West Harlem Factory District outpost represents the second Leap cohort overall, following an earlier iteration of the program in London. By placing its latest cohort in New York, Cambridge Enterprise is aligning its portfolio companies with an urban district that combines specialized facilities with proximity to established research organizations and a growing startup community.

For the West Harlem Factory District, the arrival of the New York Leap cohort adds a group of international life sciences and technology-focused companies to its tenant base. For Cambridge Enterprise and its participating companies, the initiative offers a platform to test and scale technologies in a major U.S. innovation center while building relationships that may support longer-term commercialization and growth.
