The café opening underscores landlords’ use of upgraded, all-day food and beverage concepts to support workplace activation and tenant retention without disclosing capital outlay or leasing terms.

Pacific Pearl Café, a chef-led dining concept from Chef Michael Campbell, has opened in a newly reimagined food and beverage space at Newport Gateway. Irvine Company announced the addition, noting that the café is now operating at 19800 MacArthur Blvd. in a location designed to refresh the property’s on-site dining options throughout the day.

The opening marks Pacific Pearl Café’s third location in Orange County and its first within an Irvine Company property. The concept brings a chef-driven approach to the workplace setting at Newport Gateway, aligning with the landlord’s broader efforts to enhance amenities for customers using the campus.

Situated on the Concourse Level, the café is currently serving breakfast and lunch on weekdays. Operating hours run from 7:30 a.m. to 4 p.m., Monday through Friday, targeting both early-day and midday demand from office customers and visitors. In addition to the current schedule, a happy hour service is planned to launch soon, extending the café’s use into the later afternoon and early evening.

Irvine Company positions the Pacific Pearl Café opening as part of a larger investment in upgrades to Newport Gateway’s dining program. The all-new space is described as being designed to support activity across the full workday, reinforcing food and beverage as a key component of the overall workplace experience at the property.

Company leadership emphasized that the café is intended to deliver restaurant-level quality within the office setting. According to Irvine Company Office Properties president Roger DeWames, Pacific Pearl Café brings a higher standard of dining to the campus by pairing a chef-led menu with an emphasis on quality ingredients and careful preparation. The concept is framed as a convenient, on-site option that can serve customers who remain on campus rather than leaving for off-site meals.

With this addition, Newport Gateway continues to evolve its amenity mix around food and beverage offerings, indicating a continued focus on hospitality-style services as a way to support users of the office environment and differentiate the property in a competitive market.
