Miami-based real estate firm Fortec has led the acquisition of three preschool properties in Louisville, Kentucky, expanding its portfolio of education-focused assets. The transaction centers on purpose-built early learning facilities and adds to the company's national footprint in the sector.
The three properties encompass a combined 31,326 square feet of early education space situated on approximately 4.5 acres. According to the announcement, Fortec acquired and now owns two of the centers directly. A separate Fortec investment partner acquired and owns the third property, reflecting a shared investment structure across the portfolio.
The transaction was completed in coordination with KinderCare Learning Companies. As part of the deal, KinderCare has taken over operations at all three Louisville centers. The arrangement aligns real estate ownership with an experienced early childhood education platform that is now responsible for operating the facilities.
Financial terms of the acquisitions were not disclosed. The announcement did not detail purchase pricing, capitalization metrics, lease structure, or other transaction-level financial information. However, the deal underscores Fortec's continued focus on education-related real estate and its use of investment partnerships to complete portfolio-style acquisitions.
With this transaction, Fortec reports that its track record now exceeds $270 million in educational real estate transactions. The firm's activity spans 39 properties across 15 states, highlighting a strategy centered on specialized education assets rather than general commercial property types. The three Louisville properties add further scale to that national platform.
Pablo Barreiro, chairman of Fortec, described the transaction as consistent with the firm's broader mission of supporting early education operators through real estate investment. He emphasized that Fortec aims to provide the real estate foundation that enables operators such as KinderCare to concentrate resources on running high-quality schools.
Barreiro also noted that Fortec is looking forward to seeing the three Louisville centers move into their next chapter under KinderCare's leadership. He pointed to KinderCare's investment in these locations and the anticipated impact on children, families, and staff who depend on the learning environments provided at the properties.
The announcement positions the deal as part of an ongoing collaboration between a specialized real estate investor and an established early education operator. While specific lease or ownership terms between Fortec, its investment partner, and KinderCare were not outlined, the parties framed the transaction as a way to align long-term real estate stewardship with the operational needs of early learning providers.
Overall, the Louisville acquisition illustrates continued capital deployment into education-focused real estate, pairing institutional ownership structures with branded early childhood education operations. The transaction adds scale to Fortec's national educational portfolio while transferring day-to-day operations of the three properties to KinderCare Learning Companies.
