NAI Hiffman has arranged a new medical office lease in Buffalo Grove, Illinois, where Location Finders International (LFI) has secured an 8,105-square-foot commitment from True Health at 1450 Busch Parkway. The deal places the concierge healthcare provider within a 64,860-square-foot medical office building, positioning the practice to expand its reach across a cluster of northwest suburban communities.
The Buffalo Grove location enables True Health to serve individuals, families and organizations across Long Grove, Arlington Heights, Prospect Heights, Vernon Hills and nearby suburbs. The practice offers concierge-style healthcare services and is using the new space to deepen its foothold in the northern suburbs while broadening access for patients seeking convenient suburban medical care.
This lease marks True Health’s second location. The company opened its first site in Deerfield in 2025, targeting residents of Chicago’s northern suburbs. With the Deerfield facility already in operation, the addition of Buffalo Grove represents a step up in the provider’s suburban coverage and creates a multi-site presence within a relatively tight geographic radius.
NAI Hiffman Executive Vice President Jason Wurtz and Associate Broker Sarah Walker represented LFI in the transaction. Their assignment centered on securing a medical office user that aligns with the building’s healthcare positioning and the surrounding suburban demographic base. The completed lease further activates the property’s medical tenant mix while utilizing an existing second-generation medical office environment.
The building at 1450 Busch Parkway has undergone a series of improvements since LFI acquired it in 2024. According to the firm, more than 20,000 square feet of upgrades have been completed, including enhancements to shared common areas. These updates are intended to support medical office users with modernized interiors and improved shared spaces that can accommodate patient traffic and staff needs.
Property features highlighted by the parties include updated common areas, signage opportunities along Busch Parkway and convenient access to nearby healthcare institutions. The building provides connectivity to Endeavor Health Northwest Community Hospital in Arlington Heights and Advocate Condell Medical Center in Libertyville, which adds referral and service linkages for medical tenants such as True Health.
The medical office property offers both second-generation suites and build-to-suit options for healthcare users, alongside abundant surface parking that supports patient and staff access. With the True Health lease in place, LFI continues to position the asset as a dedicated medical office destination for healthcare providers seeking space in Chicago’s northwest suburban market.
