A partnership of Cross Street, ZSD Corp. and Third Coast Real Estate has reached the topping-out milestone for 310 West, a nine-story boutique apartment community rising at 310 W. Huron St. in Chicago’s River North neighborhood. The project advances on a former surface parking lot site and is positioned as an infill multifamily development within one of the city’s most established mixed-use districts.
According to the development team, 310 West is programmed with 149 rental residences and is on track to begin pre-leasing in early 2027, with initial move-ins anticipated later that spring. As construction progresses, Cross Street, ZSD and Third Coast Real Estate have released updated renderings that highlight both the exterior architecture and the planned interior finishes and amenity spaces, signaling the design direction for the completed property.
The residential mix at 310 West is planned to include studios, convertibles, and one-, two- and three-bedroom apartments, giving the building a range of layouts for different renter profiles. The plans also call for 11 two-story duplex residences that will feature private patios, adding a townhouse-style option within the larger community. This mix is intended to diversify the offering within the relatively compact nine-story footprint.
In addition to its residential program, 310 West is designed with approximately 3,800 square feet of first-floor retail space, creating new storefront opportunities at street level along West Huron Street. The combination of ground-floor retail and upper-floor housing continues the area’s pattern of vertical mixed-use, replacing low-intensity parking with active uses that can serve both residents and the surrounding neighborhood.
ZSD is serving as the builder for the project, while architecture firm Pappageorge Haymes Partners is responsible for the design of 310 West. Property management is slated to be provided by Cagan Management Group, which will oversee day-to-day operations once the building is delivered and occupied. Together, these firms frame a development team with defined roles across construction, design and management.
The location of 310 West offers direct access to River North’s concentration of restaurants, nightlife, retail and entertainment venues, underscoring the project’s positioning in a highly amenitized urban setting. Future residents will also be within walking distance of the Magnificent Mile, the Chicago River, Montgomery Ward Park and the neighborhood’s gallery district, connecting the building to both lifestyle and cultural destinations. As the structure tops out and interior work advances, the development moves closer to adding new multifamily and retail inventory to this core Chicago neighborhood.
