Richland Building Partners Plans Modestly Priced Chestnut Hill Condos in Nashville

Richland Building Modestly Priced Nashville Condos
CRE Market Beat Take
Introducing condos starting in the high $200,000s alongside separate luxury projects shows developers segmenting Nashville’s for-sale pipeline while adding incremental supply near the core.

Richland Building Partners is moving forward with a new mixed-use condominium project in Nashville’s Chestnut Hill area, where it plans to introduce for-sale units at relatively modest price points for the local market. According to reporting cited from the Nashville Business Journal, the firm expects condo prices to start in the high $200,000s.

The development is planned for a 0.57-acre site at 1020 Third Ave S., where Richland Building Partners assembled the property earlier this year. The company paid $8 million for the site, positioning it for a ground-up project that will combine residential and retail uses.

Plans call for a seven-story building with a brick facade, designed by Pfeffer Torode Architecture. The program includes 120 condominiums situated above ground-level retail space, bringing additional for-sale housing and new storefronts to the Chestnut Hill corridor.

The project reflects a shift for Richland Building Partners, which is known for high-end condominium developments and single-family homes in some of Nashville’s more established neighborhoods. The company has a track record of work in areas such as West End, East Nashville and Green Hills, where it has delivered upscale residential product.

By contrast, the Chestnut Hill plan targets buyers at a lower entry price, with units starting in the high $200,000s while still being delivered in a newly constructed, mixed-use format. The development adds to the pipeline of for-sale housing options in close-in neighborhoods near downtown Nashville and is expected to complement ongoing investment in the area.

Richland Building Partners is also active nearby in Wedgewood-Houston, a short drive from the Chestnut Hill site. Earlier this year, the company acquired eight parcels in Wedgewood-Houston for $14 million. On those sites, Richland is planning another luxury condominium and retail development, extending its mixed-use approach across multiple neighborhoods.

Together, the Chestnut Hill and Wedgewood-Houston initiatives illustrate the firm’s dual strategy of delivering both higher-end and more modestly priced condo offerings within Nashville’s urban neighborhoods. While the Chestnut Hill project focuses on relatively accessible pricing in a single seven-story building, the Wedgewood-Houston assemblage represents a larger-scale land investment geared toward another luxury condo and retail concept.

The two developments underscore ongoing demand for mixed-use and for-sale residential product in Nashville, as well as continued investor interest in emerging and established neighborhoods close to the urban core. Further details on construction timing, retail tenancy, and final unit mix have not yet been disclosed.
