CRE Market Beat Take
The trade shows that recently renovated, well-leased suburban offices in Tysons can still attract buyers, reinforcing a flight-to-quality dynamic within Northern Virginia’s office market.

JLL has arranged the sale of 8270 Greensboro Drive, a 166,393-square-foot office building in Tysons, Virginia, on behalf of institutional investor Nuveen. The 10-story asset, located in one of Northern Virginia’s most prominent commercial hubs, continues to draw investor interest as a stabilized, modernized office property in a competitive suburban market.

The property was acquired by Onward Investors, marking a change of ownership for the building while maintaining its position as a core office asset within Tysons. JLL’s Capital Markets Investment Sales and Advisory team represented the seller in the transaction, coordinating the sale process and marketing the building’s leasing and renovation story to prospective buyers.

Originally constructed in 1999, 8270 Greensboro Drive has undergone a comprehensive renovation completed in 2021. The modernization program positions the building to compete effectively within the Tysons office inventory, aligning the asset with contemporary tenant expectations for updated space. As a result of the improvements and leasing strategy, the building is currently 96% leased, with 13 tenants across a diversified roster occupying space in the project.

The JLL team representing Nuveen was led by Senior Managing Director Andrew Weir and Senior Director Kevin Byrd, who were supported by team members Jim Meisel, Dave Baker and Trey Ramsey. The group leveraged JLL’s capital markets platform to execute the sale, highlighting the building’s renovation timeline, stabilized occupancy and tenancy diversification to institutional and private buyers targeting the Tysons submarket.

Commenting on the transaction, Weir noted that Tysons remains the premier submarket in Northern Virginia, particularly for well-located, renovated office properties that have demonstrated leasing success. He emphasized that 8270 Greensboro Drive has already recorded meaningful rental-rate growth, and he expects the building to continue to benefit from tenants’ preference for high-quality space within the broader Northern Virginia office market.

The sale of 8270 Greensboro Drive underscores ongoing investor interest in well-leased, recently upgraded office assets in Tysons, even as the wider office sector continues to adjust to evolving workplace patterns. With a high occupancy rate, diversified tenant mix and recently completed renovation, the property illustrates how targeted capital investment and leasing execution can help office buildings remain competitive in key suburban nodes such as Tysons.
