Marcus & Millichap has arranged the sale of Pedron’s RV Storage, a dedicated vehicle storage facility in the Vancouver area, for $5.52 million. The property totals 80,824 rentable square feet and specializes in storage for recreational vehicles, boats and other vehicles.
According to Chris Secreto, senior managing director of investments with Marcus & Millichap, the transaction involved longtime local ownership on the sell side and an established local investor on the buy side. The sellers had owned and self-managed the facility for 40 years, while the buyers already own a similar vehicle storage property in the greater Vancouver area.
Secreto noted that the broader Vancouver self-storage market is currently oversupplied, with a relatively high level of competition among traditional self-storage facilities. In contrast, he pointed out that there is far less competition for properties that are dedicated entirely to boat, RV and vehicle storage, positioning Pedron’s RV Storage within a more specialized segment of the storage market.
Working out of Marcus & Millichap’s Seattle office, Secreto exclusively marketed the asset on behalf of the seller. He also procured the buyer, with both parties described as local private investors. The transaction underscores ongoing private-capital activity in specialized storage assets, even in markets experiencing elevated supply in the broader self-storage category.
Pedron’s RV Storage is located at 6002 NE 152nd Ave. The facility was originally built in 1986 and subsequently expanded in 2006 and 2007. Following these expansions, the property now comprises 275 vehicle storage spaces, totaling 80,824 rentable square feet on a 4.94-acre site.
The facility provides a mix of indoor, covered and uncovered vehicle storage options. In addition to storage areas, the property includes a rental office and an apartment on-site, supporting day-to-day operations and customer service for users of the facility.
The sale of Pedron’s RV Storage highlights investor interest in vehicle-focused storage assets that differ from conventional self-storage properties, particularly in markets where traditional self-storage supply has outpaced demand. The combination of long-term local ownership, specialized use and a buyer with existing experience in similar assets framed the context for this transaction.
