Electric Plus has purchased a large industrial facility in Plainfield, Indiana, where it will relocate its corporate headquarters to support continued growth. Colliers represented the Indiana-based electrical contractor in the $38.6 million acquisition of 501 Airtech Parkway, a modern industrial property that will become the company’s new base of operations.
Colliers executive vice president Jason Speckman, SIOR, with the firm’s Industrial Advisory Services group in Indianapolis, advised Electric Plus on the headquarters relocation strategy. The company is moving its main office from Avon, Indiana, to the Plainfield property, reflecting the need for a larger and more functional facility as its business expands.
The newly acquired industrial asset totals 500,192 square feet and sits on 33.2 acres in Plainfield’s Airtech business park. The park is described as one of Plainfield’s premier industrial locations and is positioned just minutes from the FedEx Express World Hub, giving Electric Plus proximity to a major logistics and distribution node. The scale of the site offers room for corporate functions, warehouse operations, and parking within a single campus setting.
Building features include cross-dock loading, a 30-foot clear height, a temperature-controlled warehouse environment, significant power capacity, and ample on-site parking. These specifications are intended to provide the operational flexibility and infrastructure needed to accommodate Electric Plus’s growing requirements, from material handling to staging and distribution.
Although the facility will serve as the company’s headquarters, Electric Plus does not plan to occupy the entire building. As part of the transaction, approximately 115,000 to 265,000 square feet is being made available for lease to third-party users. Speckman will lead the leasing efforts on behalf of ownership, marketing the surplus space within the larger owner-user facility.
Speckman noted that Electric Plus has experienced strong growth over the past two decades and indicated that securing this larger, well-located property marks an important step for the next phase of the company’s evolution. The combination of headquarters functions and leasable industrial space positions Electric Plus to operate from a single, modern facility while also creating the opportunity to generate rental income from portions of the building it does not immediately need.
