The site, positioned between Phoenix and Tucson, is envisioned as a multi-building campus dedicated to data center uses.
According to reporting referenced from AZBEX, LKY is now seeking a buyer to acquire the Grande Valley Industrial site and assume responsibility for the project’s development. The proposed campus is designed around a sustainability-focused infrastructure plan. Project materials indicate that the data centers will employ low- to zero-ongoing water consumption cooling technologies, along with sustainable building practices intended to limit environmental impacts during operations. Closed-loop cooling systems, described as now-standard for modern data centers, are planned in order to minimize water demand and reduce the project’s overall environmental footprint.
Power strategy is a notable feature of the plan. The campus is not anticipated to depend on a traditional electric grid connection for its primary power service. Instead, the design calls for on-site natural gas power generation, paired with a battery energy storage system to support data center operations. Bloom Energy is identified as the provider responsible for the power generation component, and project descriptions emphasize low-emission and de minimis on-site electrical generation as part of the infrastructure solution.
The development is expected to roll out in two phases, though specific timing, build-out sequencing, and individual building specifications are not detailed in the available information. The plan currently contemplates multiple data center buildings across the 954-acre site, each supported by the on-site power and cooling systems described.
