The city of Celina’s economic development office is advancing plans for a mixed-use hospitality district that will incorporate a cluster of vintage grain silos as a defining feature. The public agency, known as the Celina Economic Development Corporation (CEDC), controls the site where the silos stand and is steering a concept that blends adaptive reuse of the historic structures with new commercial development. The proposed program includes a brewery, food halls, retail shopping, event space and a hotel, all arranged along a linear park tracing the natural path of Doe Branch Creek.
According to the plan presented by the CEDC, the development is intended to highlight the grain silos and the history of the property through its overall design and theming. The vision calls for the silos to anchor the identity of the project, with new buildings and public spaces designed around them rather than replacing them. The commercial retail component is expected to be organized around a central plaza that will serve as a focal point for visitors, framed by both retail and office buildings to create an active mixed-use environment.
The CEDC has assembled a project team to move the concept forward. Design and planning responsibilities have been assigned to Norris Design and JHP Architecture, while Catalyst Commercial has also been engaged on the effort. Their collective mandate is to refine the mixed-use plan, integrate the existing silo structures into a coherent hospitality and retail destination, and shape the site’s open-space network along Doe Branch Creek’s linear park.
Local public funding has already been committed at the land level. The CEDC acquired the site housing the grain silos in 2024 for $13.5 million, using proceeds from a dedicated half-cent sales tax. That purchase positioned the agency to control the future of the property and to guide its transformation into a hospitality-anchored, mixed-use district. Specific details on the construction schedule, total development cost, private capital participation and tenant commitments have not yet been disclosed, but the project framework signals an effort to leverage a historically industrial property into a new commercial and civic gathering place for Celina.
