A large-scale addition to the Gowanus Wharf pipeline increases neighborhood multifamily supply, a key factor for underwriting lease-up velocity and future rent assumptions.

Charney Companies and Tavros have begun construction on a new mixed-use tower at 175 Third St. in the Gowanus neighborhood of Brooklyn. The project marks a formal groundbreaking for the site, adding another large-scale residential component to the evolving Gowanus waterfront.

The building is planned as a 27-story mixed-use tower and is part of the broader Gowanus Wharf development. According to the developers, the property will contain more than 1,000 apartments, with approximately 250 units designated as affordable housing. The residential program is expected to materially increase the area’s multifamily inventory while introducing a meaningful share of income-restricted units.

The design team for 175 Third St. includes Bjarke Ingels Group (BIG) and dencityworks, who are responsible for the architecture of the tower. In addition to the residential component, the project will feature a 28,000-square-foot public waterfront esplanade. Landscape architecture firm Field Operations is leading the design of this public open-space element, which is planned to activate the site’s frontage along the water and integrate the building into the larger waterfront environment.

The new tower represents the fifth development in Gowanus by Charney Companies and Tavros. The co-developers are already known in the neighborhood for their role in Gowanus Wharf, a multi-building initiative that is planned to bring a total of 2,200 residential units to the area. With 175 Third St. identified as the latest addition to that pipeline, the co-developers continue to build scale in the submarket.

A recent event marked the groundbreaking for 175 Third St., with representatives from both firms in attendance. Those pictured at the ceremony included Nicholas Silvers, Dov Barnett, Colin Rankowitz and Sam Sparks of Tavros, alongside Justin Pelsinger and Sam Charney of Charney Companies. The gathering underscored the joint nature of the venture and the continued collaboration between the two firms on Gowanus-focused development.

As work progresses at 175 Third St., the project is positioned to contribute a large number of new apartments and a sizable waterfront public space within Gowanus. Together with the broader Gowanus Wharf plan, the development reinforces the neighborhood’s shift toward higher-density residential uses supported by publicly accessible open space.
