Colliers has brokered the sale of a sizable industrial land parcel in Santee, clearing the way for a new Class A warehouse development in the city’s established industrial corridor. The 13.49-acre site at 10990 N. Woodside Ave. traded for $22.75 million and was acquired by North Palisade Partners. According to Colliers, the transaction involved one of the few remaining large-format industrial land opportunities available in San Diego County.
Following the acquisition, construction began immediately on the Palisade Santee Commerce Center, a planned 290,618-square-foot multi-tenant industrial facility. The project is being built on the former Santee Drive-In property and is scheduled for completion in the third quarter of 2027. Colliers describes the development as a modern, functional Class A industrial warehouse project that will stand out in Central/East San Diego County, where comparable options are limited.
Executive vice president Evan McDonald of Colliers represented North Palisade Partners in the land purchase. McDonald noted that securing a large industrial land site with both scale and strategic positioning in San Diego County has become increasingly difficult and characterized the transaction as the result of a multi-year effort by the parties involved. He indicated that North Palisade Partners maintained its focus on the site over an extended period because of the long-term potential they see in the location.
McDonald and fellow Colliers executive vice president Mark Lewkowitz have been named the exclusive leasing advisors for the Palisade Santee Commerce Center. Their mandate will be to bring multi-tenant users to the project as it moves through construction toward its anticipated 2027 delivery. Colliers positions the property as one of the only contemporary, institutional-quality warehouse opportunities planned within Santee’s industrial corridor and more broadly across Central/East San Diego County.
The redevelopment of the former Santee Drive-In site into a logistics-oriented facility underscores the ongoing shift toward industrial uses in established corridors where land is increasingly constrained. With a substantial footprint and a defined delivery timeline, the Palisade Santee Commerce Center is expected to add meaningful modern warehouse inventory to an area where such product is described as scarce.
