Galvanize Real Estate, the sustainable real estate strategy of Galvanize, has expanded its holdings with the acquisition of a three-building industrial portfolio in Orange County. The properties total approximately 280,000 square feet and represent the firm’s first industrial assets in Southern California. This portfolio purchase also marks Galvanize Real Estate’s second acquisition in California and its fifth transaction nationwide over the past year.

With the closing of this Orange County transaction, Galvanize Real Estate’s strategy now oversees a portfolio of about 3.8 million square feet across the United States. The acquisition adds scale to the platform and increases its exposure to a major coastal industrial market, while maintaining the firm’s stated focus on sustainability and decarbonization initiatives.

Rachel Reardon, managing director of acquisitions at Galvanize Real Estate, said the firm views Orange County as well aligned with its industrial strategy. She cited the area’s strategic location, diversified economic base, and limited new supply as key characteristics that support the investment thesis for this portfolio. Establishing a presence in Southern California is intended to allow the strategy to benefit from what the firm sees as favorable industrial market fundamentals in the region.

The business plan for the Orange County assets mirrors the approach Galvanize Real Estate is implementing at a recently acquired industrial property in the Bay Area. For this new portfolio, the firm plans to upgrade the properties with behind-the-meter solar energy generation, on-site battery storage, and electric vehicle charging infrastructure. These improvements are designed to enhance the sustainability profile of the assets while supporting the firm’s broader decarbonization goals.

According to Galvanize Real Estate, the planned on-site renewable energy program for the portfolio is expected to generate approximately 475 megawatt-hours of clean electricity annually once fully implemented. By integrating distributed energy resources directly at the properties, the strategy aims to align industrial assets with evolving tenant and stakeholder expectations around energy use and emissions, while maintaining a focus on long-term portfolio growth.
