JLL Income Property Trust has expanded its industrial holdings with the acquisition of Worcester Distribution Center, a Class A warehouse in the Western Boston submarket. The publicly registered, non-listed real estate investment trust purchased the modern facility for approximately $90 million. The seller of the property was not disclosed.
The Worcester Distribution Center was completed in 2022 and is described as a Class A industrial asset. The building encompasses roughly 396,000 square feet, providing large-scale distribution and logistics space in a location the buyer characterizes as proximate to critical transportation infrastructure. The property is fully stabilized, with the entire building leased to a single tenant under a long-term lease.
According to JLL Income Property Trust president and CEO Allan Swaringen, the acquisition aligns with the trust’s broader industrial strategy. He noted that rising fuel costs are expanding the cost gap between transportation and rent, which in turn is driving greater demand for well-located logistics facilities near major transportation nodes. In his view, these dynamics support the case for owning distribution centers positioned close to key infrastructure over the longer term.
Swaringen stated that Worcester Distribution Center represents an “important addition” to the trust’s growing industrial portfolio. He emphasized that JLL Income Property Trust has for some time prioritized logistics properties situated near key transportation epicenters, and that this asset fits that approach by allowing the portfolio to “capitalize on these longer-term demand drivers.” The combination of modern construction, large footprint, and a long-term single-tenant lease appears to have made the property a suitable match for the trust’s objectives.
While specific tenant details, lease terms, and capitalization metrics were not disclosed, the acquisition underscores ongoing interest from institutional investors in contemporary, fully leased industrial properties in established distribution corridors. With this purchase, JLL Income Property Trust adds another recently built, scale industrial asset in the Western Boston submarket to its portfolio, reinforcing its stated focus on logistics facilities that benefit from transportation-linked demand fundamentals.
