Spec industrial ground-up development backed by international capital highlights continued confidence in Charlotte’s infill logistics demand despite limited disclosure on project financing.

Trammell Crow Company has started construction on Caldwell Commerce Center, a speculative industrial project in Charlotte, North Carolina. The development will comprise two rear-load warehouse buildings totaling 233,335 square feet, with completion targeted for July 2027. The project is being developed through a joint venture between Trammell Crow Company and a consortium of investors led by CBRE Japan, with Mitsubishi Logistics Corporation among the participating partners.

Caldwell Commerce Center is rising on a 24-acre site at 6122 and 6125 Caldwell Park Drive. The two-building configuration includes one facility of 106,175 square feet and a second building of 127,160 square feet. Both structures are planned with 32-foot clear heights, allowing for modern industrial and logistics use, and will incorporate build-to-suit office space to accommodate tenant-specific requirements.

The project is positioned as an infill industrial option within the Charlotte market, offering proximity to key regional transportation corridors. The site provides convenient access to Interstate 485 and Interstate 85, linking the development to the broader highway network and regional distribution routes. The location is also described as being within reach of one of the region’s strongest labor markets, which may support future tenant operations and staffing needs.

Leasing at Caldwell Commerce Center has been awarded to CBRE, with Bryan Crutcher and Alek Salfia serving as the leasing agents for the project. Their role will include marketing the buildings to potential industrial and logistics tenants and structuring lease agreements as the project approaches delivery. No tenants or pre-lease commitments were disclosed as part of the announcement.

Several additional firms are engaged on the development team. Landmark Builders is serving as the general contractor, responsible for construction of the two warehouses. Seamon Whiteside has been designated as the civil engineer, overseeing site planning and related infrastructure design. Architecture services are being provided by 9G Studio, which is leading the design of the buildings and associated office space.

On the land transaction side, Legacy Real Estate Advisors represented the seller in the disposition of the site to the development venture. Further details regarding land pricing, overall project cost, or construction financing were not made available. With vertical construction now underway, Caldwell Commerce Center adds new speculative industrial supply to the Charlotte market ahead of its planned completion in mid-2027.
