Newmark has arranged the sale of 4075 Wilson Boulevard, an institutional-quality office asset in Arlington’s Ballston submarket, for $56.25 million. The 188,014-square-foot building changed hands from FarmViewVentures LLC, Rithm Capital Corp. and GreenBarn Investment Group to an institutional investor. Newmark Capital Markets Executive Managing Directors Jud Ryan and James P. Cassidy, together with Vice President Grant Marley, represented the selling ownership in the transaction.

The multi-tenant office property hosts a roster of government contractors, technology firms and professional services companies. Named tenants include Nalej Corporation, KnowBe4, Systems Planning & Analysis and OpenText Public Sector, with additional tenants not individually identified in the announcement. The building has undergone more than $6 million in strategic capital improvements, which the sellers have implemented to enhance the asset’s competitive positioning and functionality.

Ground-floor retail space at 4075 Wilson Boulevard is fully leased, supporting the property’s mixed-use environment. Retail tenants include Sweetgreen, Grazie Nonna, Van Leeuwen Ice Cream and Pinnacle Bank, indicating a blend of food-and-beverage and financial services uses at street level. The fully occupied retail component complements the upper-floor office tenancy and contributes to consistent foot traffic in and around the building.

The property is located at the intersection of Wilson Boulevard and North Randolph Street in Arlington’s Ballston neighborhood. It sits directly across from Ballston Quarter, a major mixed-use destination in the area that provides additional retail, dining and entertainment amenities. The office building is also situated near the Ballston Metro station, offering convenient rail access for office workers, visitors and retail customers.

The sale underscores continued institutional interest in stabilized, improved office product in Ballston, particularly assets that combine an established office tenant base with fully leased ground-floor retail. Newmark’s capital markets team facilitated the transaction on behalf of the seller, aligning an institutional buyer with a recently reinvested office property featuring government, technology and professional services tenancy alongside a diversified retail lineup.
