Gilbane Development has secured approval from the Raleigh City Council for a new student housing project near North Carolina State University, clearing a key entitlement hurdle for the proposed community. The plan calls for a seven-story building with 308 residential units designed to serve the university student population.
According to submitted site plans, the unit mix will be diversified across multiple layouts. The project is slated to include 98 one-bedroom apartments and 104 two-bedroom apartments, targeting students seeking smaller, more independent living arrangements. It will also feature 32 three-bedroom units along with 74 larger four- and five-bedroom units, providing options for group and roommate-style living configurations commonly associated with student housing.
The development will be built on a 3.61-acre site currently occupied by the Rhyne’s Gate apartments. This existing community, shown in project materials, is planned for removal to make way for the new student-focused property. As part of the transition, requirements tied to the redevelopment address the impact on current residents of Rhyne’s Gate.
Reporting from the Triangle Business Journal notes that Rhyne’s Gate apartments include 48 affordable housing units that will be displaced by the new project. In connection with the redevelopment, Gilbane Development is obligated to provide existing residents with a 120-day written notice of early lease termination. In addition, the company must issue a one-time relocation assistance payment of $2,500 per unit, offering some financial support to households that will need to move as the site is prepared for construction.
The project is moving forward amid a broader wave of student housing proposals in the area surrounding North Carolina State University. Peerless Development has put forward plans for a 713-bed student housing development on Crest Road, indicating continued investor interest in beds near campus. Separately, RPM Living is planning a 130-unit student housing project on Horne Street, adding to the pipeline of new purpose-built student housing near the university.
Taken together, these initiatives highlight an active development environment for student-oriented properties around NC State. While the Gilbane project will remove existing affordable units at Rhyne’s Gate, it will contribute to the growing inventory of modern student housing options close to the university, reflecting ongoing demand for updated, campus-proximate accommodations.
